Understanding the Estimate
What drives a cleaning quote
Rooms × service depth
Bedrooms and bathrooms are the primary cost drivers, bathroom rates are higher because they take longer per square metre (grout, mirrors, fixtures). Deep cleans add 50% over standard, end-of-lease cleans add 100%.
Property type adjusts the multiplier
Apartments tend to clean faster than houses (no stairs, less outdoor scope), typically 10% lower. Offices and retail price slightly higher because they often require after-hours scheduling and have specific scope-of-work obligations.
Add-ons are quoted separately
Oven cleans, carpet steam, windows, and garage clears are near-universally separate line items. Bundle pricing exists but isolates margin risk, most operators line-item them so customers can see exactly what they're paying for.
GST adds 10% to the invoice
Cleaning businesses earning $75,000+ annually must register for GST and add 10% to every invoice. Smaller sole-trader operators may not charge GST, confirm before comparing prices across quotes.

How accurate is this cleaning price calculator?
It's a directional estimate based on Australian industry averages for residential cleaning. Actual quotes vary by property condition, location, access, and the individual operator's pricing. Treat the range as 'what you should expect a reputable quote to look like'.
Why is end-of-lease so much more expensive than a standard clean?
End-of-lease (bond) cleans cover the full inclusions checklist, inside cupboards, oven, skirting boards, light fittings, window tracks, grout, items not typically touched in a recurring clean. Most bond cleans take 4 to 8 hours for a 3-bedroom home vs 2 to 3 hours for a standard clean. The price reflects the work scope.
Are carpets included in the estimate?
Only if you toggle the 'Carpet steam' add-on. Most cleaning operators quote carpets separately because they require a specialised hot-water extraction machine and 4 to 8 hours drying time. Many Australian rental agencies require professional carpet steam receipts as part of bond return.
What about windows?
Internal and external window cleaning are separate add-ons. The estimate assumes a single-storey property where both are accessible without scaffolding. Multi-storey buildings require working-at-heights compliance and are quoted separately.
Does the price include GST?
The headline range is ex-GST. Below it, the breakdown shows GST at 10% on its own line and then the GST-inclusive total, so both numbers are on the page in that order. A cleaner registered for GST (annual turnover of $75,000 or more) charges it on every invoice, so the GST-inclusive total is the figure a customer would actually be billed.
