Key takeaways

5
  • Australian mortgage brokers operate under the National Consumer Credit Protection Act 2009 (NCCP) and the Best Interests Duty (BID, in force since 1 January 2021) which requires brokers to act in the best interests of the borrower, documented at every loan recommendation.
  • ASIC's Regulatory Guide 273 (RG 273) sets out BID expectations: the recommended product must genuinely meet the borrower's needs, the broker must consider a reasonable range of products, and the reasoning must be recorded.
Show 3 more
  • Brokers earn upfront commission (~0.65% of loan amount average) plus trail commission (~0.15% per annum of remaining loan balance). Trail tracking, clawback management, and aggregator reconciliation are core back-office work.
  • OneBookPlus replaces the typical broker stack, BrokerEngine ($163.90/mo) or Salestrekker + Xero (from $37/mo) + a CRM + email marketing. Vendor prices verified 2 August 2026. Bundled from $0/month (Free), $29/month (Starter), or $69/month (Growth): pipeline + BID checklist + commission tracking + CRM + accounting.
  • Aggregator workflow integration: OneBookPlus complements (doesn't replace) your aggregator's CRM/lodgement platform. Use it for the back-office layer your aggregator doesn't cover, accounting, GST/BAS, marketing automation, client review automation.

Everything You Need

Built for How Brokers Actually Work

OneBookPlus is an all-in-one mortgage broker platform for Australian brokers: deal pipeline, trail book tracking, BID-compliant documentation, CRM, and GST-ready invoicing in one place. It replaces the usual stack of spreadsheets, compliance folders, and separate CRMs for brokers who'd rather be writing loans than wrestling admin.

Deal Pipeline

Kanban board from first enquiry through to settlement. See every deal at a glance, pre-approval, conditional, unconditional, settled, and never let one slip through the cracks.

Trail Book Tracking

Monthly trail totalled across your settled deals, with the trail rate and monthly figure held against each loan. Fixed rates expiring in the next 120 days come up as renewals, and loans nobody has reviewed in three years come up by age. There is no lender feed, so live balances are not visible and there is no forecast.

BID Compliance

Auto-generate Best Interests Duty documentation for every deal. Record why you recommended a product, log alternatives considered, and produce audit-ready compliance files.

Loan Calculators

Repayment, borrowing power, stamp duty, and refinance calculators you can share with clients via branded links. Help prospects understand their options before the first meeting.

Referral Network

Track where every deal comes from, real estate agents, accountants, financial planners, past clients. Manage partner relationships and see which referrers are driving the most business.

Client Reviews

Generate reviews scans your settled deals and puts an annual review on each settlement anniversary, plus a second check-in for the month a fixed term ends. It is your work list, not a mailout: nothing is sent to the client from here, so the call is yours to make before the lender does.

Invoicing & Quotes

Bill clients for broker fees, track upfront and trailing commissions from aggregators, and send professional fee proposals. GST-compliant invoicing built right in.

Booking Page

Let prospects book initial consultations online. Syncs with your calendar so you never double-book. Embed on your website or share a direct link.

Simple Workflow

How OneBookPlus Works for Mortgage Brokers

From enquiry to lifetime client in four steps, designed around a broker's actual workflow.

1
Step 1

Capture the enquiry

Leads come in through your booking page, referral partners, or manual entry. Every enquiry lands in your pipeline with source tracking from day one.

2
Step 2

Work the deal

Move deals through your pipeline: fact-find, pre-approval, formal approval, settlement. Log notes, attach documents, and auto-generate BID compliance records as you go.

3
Step 3

Settle & get paid

Track settlement dates, commission payments from your aggregator, and invoice clients for broker fees. Payments you record match back to the deal and the invoice.

4
Step 4

Retain for life

After settlement, clients move into your trail book. Run Generate reviews and the annual reviews and fixed-rate expiries land on your follow-up list, alongside the loans nobody has looked at in three years. The list is yours to work; nothing goes out to the client automatically.

Example walkthrough

Thursday, an application, a lender note and a settlement

An illustrative walkthrough of a typical broking day

You start with the dashboard. Enquiries that came in overnight through your booking page, a first home buyer and a refinance from an existing client, are already sitting in the pipeline rather than in your inbox.

You check the deal pipeline: what is at pre-approval, what is waiting on valuations, and what is going unconditional today. The compliance dashboard shows whether your best-interests-duty documentation is current, and generating the missing one takes a couple of clicks.

Your first client arrives for an initial consultation. You pull up the borrowing power calculator on the tablet and walk through the numbers together, then share a branded calculator link so they can run their own scenarios at home.

Between appointments you check the trail book. Loans that settled recently are now paying trail, and a fixed-rate expiry alert tells you which client's fixed term ends next month, so you book a review call before their rate reverts.

At lunch you raise an invoice for a broker fee on a deal that settled, and the aggregator commission is logged against the same deal so the two reconcile. The referral dashboard shows which introducers have actually sent you business this year, which is the list worth thanking.

By the end of the day the meetings are logged, a deal has moved to unconditional, the new leads are captured, the trail book is updated, and the compliance documents generated themselves along the way.

One day, written by itself, an illustrated day of an Australian mortgage broking business run on OneBookPlus

An illustrated day, not real customer data. Scroll through it from morning to 5pm: the AI receptionist answers and books a missed call, the work runs from the app, the GST invoice is sent on the spot, payment lands and the books balance themselves, a review invite is queued for the next daily run, and the day closes with the ledger already written.

8:30am

While you're with a client

The first-home-buyer lead you'd have missed.

Casey and Dan just found their first home. They call the first broker on Google, you, while you're mid-review with another client.

AI Receptionist

Answered mid-review, fact-find emailed.

The AI answers in two rings, books them for 11:00 and emails the fact-find, before your meeting ends.

In the meeting

You just open the file.

The appointment card is ready: deposit, incomes, the Parramatta listing. Borrowing power runs on your iPad in minutes.

Between appointments

Broker fee invoiced on the spot.

Yesterday's complex deal settled. One tap raises the GST invoice with a pay link, no end-of-month catch-up.

While you're on the next file

Paid, and the settlement fee is logged.

The fee lands, the books update themselves, and $150.00 GST is set aside for BAS.

Reputation on autopilot

The review ask, once the loan settles.

After settlement the AI asks for a review at the right moment. No chasing, no awkward ask.

The day closes itself

Two meetings, one settlement, one new file.

Two meetings, one settlement, one new file opened. The book did the rest.

Frequently Asked Questions

Common questions about OneBookPlus for Australian mortgage brokers.

Does OneBookPlus integrate with my aggregator?

Not yet, but aggregator integration is on our roadmap. Right now you can manually track commission payments from your aggregator and reconcile them against your deal pipeline. We're building direct integrations with major Australian aggregators including Connective, AFG, PLAN, and Loan Market.

Can I track trailing commissions?

Yes. Record the trail rate and monthly trail against each settled deal and the Trail Book Tracker totals what the book earns this month and annualised. Fixed rates expiring inside 120 days are surfaced as renewals, loans settled more than three years ago with nothing coming up are flagged by age, and the whole book exports to CSV. Two things to be straight about: there is no bulk importer and no aggregator connection, so an existing book is entered deal by deal, and because we never see live balances there is no run-off model and no forecast of future trail.

Does it handle BID compliance?

Yes. The BID Compliance Pack auto-generates Best Interests Duty documentation for every deal. Record why you recommended a specific product, log the alternatives you considered, document the client's circumstances, and produce audit-ready compliance files. All records are timestamped and stored securely.

Can clients use the loan calculators themselves?

Absolutely. Every calculator, repayment, borrowing power, stamp duty, refinance, can be shared via a branded link with your business name and logo. Embed them on your website or send them directly to prospects. It's a great lead generation tool that positions you as a helpful expert before the first meeting.

What is the best mortgage broker software / CRM in Australia?

Brokers typically choose between aggregator-supplied CRMs (such as Mercury Nexus via NextGen, or your aggregator's own platform) and standalone deal-management tools like Salestrekker or BrokerEngine, most of which focus on loan workflow and lender lodgement. OneBookPlus is the broker back-office alternative: deal pipeline, client CRM, BID evidence, trail-book tracking, branded loan calculators, invoicing and accounting in one place, from $0 to $69 per montho $69/month. It runs alongside whatever aggregator software you already use for lender lodgement rather than replacing that lodgement channel.

Is there a mobile app?

Yes. OneBookPlus is fully mobile-responsive and works on any device. Update deal stages from your phone between appointments, check your pipeline on the go, and get notified when a client books a consultation. No more waiting until you're back at your desk.

What is the Best Interests Duty (BID) for mortgage brokers?

The Best Interests Duty is a legal obligation, in force since 1 January 2021 under section 158LA of the National Consumer Credit Protection Act 2009, requiring Australian mortgage brokers to act in the best interests of the borrower on every loan recommendation. ASIC Regulatory Guide 273 (RG 273) sets out how brokers should evidence it. OneBookPlus structures fact-find, comparison, and recommendation rationale into one audit-defensible file, see our guide to the NCCP Best Interests Duty for the full detail.

Do I need my own Australian Credit Licence to use OneBookPlus?

No. OneBookPlus works whether you hold your own Australian Credit Licence (ACL) or operate as an authorised credit representative under your aggregator's ACL, around 90% of brokers start as credit reps. The platform handles your back-office layer (pipeline, CRM, accounting, BID evidence) regardless of your licensing route. Compare the two pathways in our ACL vs credit representative guide.

How this page was researched

The compliance and licensing statements above are taken from the bodies this page links to, including AFCA, the FBAA and the Federal Register of Legislation, so you can read the rule rather than take our word for it. Plan prices come from the OneBookPlus price registry, so the page and the checkout cannot disagree. Everything said about OneBookPlus describes what the product does today, and the page says so where it does not do something.

How OneBookPlus Works for Mortgage Brokers

Most Australian mortgage brokers run their business across a patchwork of tools that were never designed to work together. You're tracking deals in BrokerEngine or Salestrekker, managing compliance documentation in folders on your desktop, invoicing through Xero, booking client meetings via Calendly, and nurturing referral partners through Mailchimp. That is four or five subscriptions before you have written a single loan, and none of these systems share data cleanly. When a deal moves from pre-approval to unconditional, you update it in one place, then manually update two others. When audit season arrives, you're scrambling to assemble BID documentation from three different sources.

OneBookPlus brings your entire broking operation into one platform. Capture leads through your branded booking page or manual entry with referral source tracking from day one. Move deals through a visual kanban pipeline (enquiry, fact-find, pre-approval, conditional, unconditional, settled) with notes, documents, and BID compliance records attached to every stage. After settlement, clients move into your trail book, where the trail rate and monthly trail you record against each settled deal are totalled into what the book earns this month, with fixed-rate expiries inside 120 days and loans unreviewed for three years called out. We do not see live balances and there is no aggregator connection, so that refinance flag is based on how long since the loan was reviewed, not on a balance movement. Invoice clients for broker fees, reconcile commission payments from your aggregator, and send professional fee proposals, all with GST-compliant invoicing built right in.

Your Daily Workflow

It's 8am Wednesday. You open OneBookPlus and see two new enquiries that came in overnight through your booking page: a first home buyer in Parramatta and a refinance referral from a local real estate agent. Both are already in your pipeline with source tracking. Your deal board shows three at pre-approval, two waiting on valuations, and one going unconditional today. You check the compliance tab. BID documentation for yesterday's submission was auto-generated when you logged the product recommendation and alternatives considered. At 9am your first client arrives. You pull up the borrowing power calculator on your iPad and walk through scenarios together, then share a branded calculator link so they can explore options at home. Between meetings you check your trail book: two loans settled last month and trail is flowing. A fixed-rate expiry alert flags a client whose two-year term ends next month, so you schedule a review call. End of day: four meetings done, one deal moved to unconditional, commission logged, and your referral dashboard shows the Parramatta agent has sent six clients this year.

Commissions & Accounting

Record upfront commission payments from your aggregator against the deals that settled, and reconcile trail commission month by month against your trail book. Client broker fee payments match against the invoices you raised. Your recurring expenses (PI insurance, aggregator fees, CPD courses, marketing spend, and office rent) are tracked against fee revenue, and you can photograph or upload a bill so the supplier, date, GST and total are read off it for you. BAS summaries generate in one click: GST collected on broker fees, GST credits on business expenses, and the net amount owing. No more quarterly panic with your accountant.

Getting Started
