Can I push listings to realestate.com.au and Domain?
Not yet. OneBookPlus generates a REAXML feed of your listings at a URL unique to your agency. REAXML is the XML format the Australian portal industry uses to exchange listing data. What neither portal does is collect listings from a link: realestate.com.au ingests REAXML pushed to its servers by a registered feed provider, and Domain takes listings through its Listing Management API. We are working through registration with both, and until that is done keep your existing uploader pointed at the portals. The feed is useful today for your own website and for any tool that accepts a feed URL, and we will say clearly when direct delivery to the portals changes.
Does it replace both Agentbox and Xero?
Yes. OneBookPlus includes the real estate CRM features (listings, inspections, commissions, proposals, vendor reports) plus full accounting (GST invoicing, expense tracking, P&L, BAS summaries). You don't need Agentbox CRM + Xero + Console PM, one book handles it all.
What about property management?
OneBookPlus includes lease management, maintenance request tracking, bond tracking, landlord statements, and tenant CRM built in. No separate product needed, unlike competitors where PM requires a separate subscription.
What is a REAXML feed?
REAXML is the standard Australian XML format that real estate portals like realestate.com.au and Domain use to import agency listings. OneBookPlus generates a REAXML-compatible feed from your listings automatically, at a URL unique to your agency, so any tool that reads REAXML always has your current stock. Generating the feed is not the same as delivering it: the portals only accept listings through their own registered channels, and we are working through registration with both. In the meantime the feed keeps your own website and tools in step with your listings.
Does OneBookPlus include trust accounting?
Yes. OneBookPlus now includes built-in trust accounting for sales deposits and rent monies: separate sales and rental trust accounts, a receipts-and-payments ledger with running balances, and month-end reconciliation, kept strictly apart from your general accounting. It works alongside listings, CRM, commissions, inspections and your agency's own GST accounting. Trust accounting is regulated and state-audited, so check your obligations in our trust account rules by state guide and have your records independently audited as your state requires.
Does OneBookPlus help with the 2026 AML/CTF rules?
From 1 July 2026 real-estate agents become AUSTRAC reporting entities. OneBookPlus includes early-access tools to help you prepare: customer due-diligence recorded against a contact (identity document type and reference, beneficial owners, source of funds), per-customer risk scoring, a screening workflow, suspicious-matter report drafting, and seven-year record retention. Know the limits before you rely on it. Due diligence attaches to the contact, not to an individual deal, so re-check the parties on each transaction. Identity verification is your own check written down: you record the document details and set the verification status yourself, and no identity-verification provider is connected. Screening routes every customer to manual review instead of querying a sanctions or PEP list, and marking a suspicious-matter report submitted retains it here but transmits nothing to AUSTRAC, so you lodge it through AUSTRAC Online. These are workflow tools to support your AML/CTF program, not legal advice and not a compliance guarantee, so confirm your obligations and program with a qualified adviser.
Can I manage short-stay (Airbnb/Stayz) properties?
Yes. The short-stay module tracks your STRA register status and safety checklist, logs bookings, and calculates the short-stay levy (for example Victoria's 7.5%) plus the non-hosted night cap, alongside your sales listings and long-term rent roll. Rates and caps vary by state and change often, so confirm the current figures with your state revenue office.
