Key takeaways
5- Construction cleaning runs in three distinct stages, rough (during fit-out), final/builders clean (pre-PCI), and touch-up (post-defect inspection). Mixing them in one quote loses money; track each as its own job with its own scope and invoice.
- Every site worker needs a current Construction Induction (White Card) under model WHS Regulations Part 6.5, plus typically a per-site induction from the builder. Track expiry per crew member or lose access when the supervisor checks.
Show 3 moreShow less
- Per-sqm pricing scales fairly across job sizes, $4 to $8/sqm for residential final clean depending on complexity (sticker removal, paint over-spray, silicone trim all add cost). Builders expect a per-sqm-or-fixed-stage quote, not an hourly rate.
- Public liability insurance: $20m residential floor, $40m+ for Tier 1 commercial builders. The COI gets requested on every new site, store it once and forward in two taps rather than digging through email.
- Handover photos are your insurance policy against defect disputes. Time-stamped before-and-after photos per scope item, exported as a PDF affidavit, settle the 'this was chipped at handover' fight six weeks later.
Built for Construction Sites
Six features builders-cleaners actually use
Generic cleaning tools don't track White Cards, per-stage quoting, or PCI handover evidence. OneBookPlus is built for the construction cleaning workflow.
Three-Stage Builders Clean
Rough clean (debris-out, gross-dust removal during fit-out), final clean (the proper detail clean before handover), and touch-up clean (defect-list cleanup post-PCI/handover). Each stage has its own scope template, pricing model, and crew loadout, track them separately, quote them separately, invoice them separately.
White Card & Induction Tracking
Every site worker in Australia needs a Construction Induction (White Card) card under WHS Regulations, Part 6.5. Track White Card numbers + expiry per crew member, plus per-site induction records the builder hands you. Crew gets blocked from a site if their site induction isn't current.
Per-Sqm or Per-Stage Quoting
Construction-clean pricing typically goes per sqm of cleanable floor area, with multipliers for end-of-build complexity (sticker removal off windows, paint-flick on tiles, silicone-set on showers). Build the quote per stage with sqm × $rate × complexity, or fixed-price per stage. Either way the builder gets a clean PCI-ready quote.
Handover Photo Affidavit
Builders sign handover with the cleaning sign-off attached, your photo evidence has to survive a PCI defect dispute six weeks later. Per-room before-and-after photos auto-pin to the room's checklist item, exportable as a date-stamped PDF affidavit. When the builder claims the showers were chipped at handover, your photos show otherwise.
Insurance & Subbie Records
Most builders require $20m public liability minimum on residential sites and $40m+ on commercial. They'll ask for your COI on every new site. Store your COI alongside subbie agreements, then forward the COI to the builder in two taps. No more digging through email when the site supervisor calls on Monday.
PCI-Aligned Scope Templates
Six tenant-customisable templates aligned to typical Practical Completion Inspection lists: residential single, residential multi-storey, townhouse, commercial fit-out, retail tenancy, civil sheds. Apply a template to a job in one tap, every PCI line item materialises as a checklist your crew ticks off on-site.

Real product screens
The screens a round runs on.
Not mockups, these are the real product screens construction cleaners use across rough, final, and touch-up jobs.
Three-stage job board: rough, final, touch-up
Every site's rough clean, final/builders clean and post-PCI touch-up tracked as separate jobs on one board, no mixing fit-out debris-out costs into the handover quote.

Per-sqm quote with complexity multipliers
Cleanable floor area × $rate × sticker-removal / paint-flick / silicone-set multiplier, or fixed-price per stage. A PCI-ready quote the builder's QS can sign off in minutes.

Handover affidavit invoice with pinned photos
GST invoice with your ABN, a Pay Now link, and the per-room before-and-after photos pinned to each PCI checklist item, the evidence that settles a chipped-shower dispute six weeks later.

Construction Workflow
From site onboarding to handover invoice
Four steps mapping how construction-cleaning contracts actually run.
Site onboarding
Builder hands you the site address + scope. You create the job, attach the relevant PCI template, and forward your COI to the site supervisor. Crew receives the site induction PDF for review before turning up.
Stage-by-stage execution
Rough clean during fit-out, final clean before practical completion, touch-up after defect inspection. Each stage is its own job with its own scope checklist and its own invoice line, you don't mix the rough-clean costs into the final-clean quote.
Photo evidence
Crew snaps before-and-after photos per room. Photos pin to specific scope items, time-stamped and signed off. When the builder claims a defect six weeks later, the photo evidence settles it.
Handover & invoice
Generate the handover affidavit PDF with all photos, scope-of-work sign-off, and any defects called out. Attach to the invoice the builder pays. No spreadsheets, no email chains, no 'send me that photo again' from a PM on holiday.
Apply a PCI scope template the day you sign up

Example walkthrough
Thursday, a builders clean and the handover
An illustrative walkthrough of a typical builders-clean handover week
Monday: the builder calls. A block of townhouses goes to PCI on Friday and needs final cleans done by Thursday close. You create one job per house from your Townhouse Final Clean template, each pre-loaded with the standard PCI checklist.
Tuesday: the crew starts on the first block, working a couple of houses a day. The crew lead clocks in on site, ticks scope items off the checklist as they go, and snaps before-and-after photos for windows, kitchens, and bathrooms, the three categories most likely to attract PCI defects.
Wednesday and Thursday: same pattern. You watch the My Day view for per-house completion in real time. One house has a sticker-removal problem on the upper windows; the crew lead flags it and you dispatch a second crew member with a steam gun.
Thursday close: every house is signed off. You generate the handover PDF, hundreds of time-stamped and watermarked photos with the ticked checklist per house, and email the bundle to the site supervisor.
Friday PCI: only a couple of defects are called on cleaning. You dispatch a short touch-up clean on Saturday morning, photograph the fix, and invoice the original job and the touch-up as separate line items.

Frequently Asked Questions
Common questions from construction and builders-clean operators.
What is a 'builders clean' vs 'final clean'?
Industry usage varies, but generally: rough clean (during fit-out, removes gross debris and dust so trades can keep working), final clean / builders clean (the proper detail clean before Practical Completion, windows, fixtures, kitchens, bathrooms, every surface), and touch-up clean (after the PCI defect list, you go back and re-clean anything trades dirtied while fixing defects). OneBookPlus tracks each as a separate job so quoting, invoicing, and scope are clean.
Do I need a White Card to do construction cleaning?
Yes. Anyone working on a 'construction site' as defined under model WHS Regulations Part 6.5 needs a Construction Induction (commonly called 'White Card'), it's nationally recognised. The card itself is the credential; many builders also run a site-specific induction before letting you on. OneBookPlus tracks White Card numbers and expiry per crew, plus per-site induction confirmations.
How do I price construction cleaning?
The two common models are per-sqm of cleanable floor area (e.g. $4 to $8/sqm for residential final clean depending on complexity) or per-stage fixed price (e.g. $1,200 for a 3-bed townhouse final clean). Per-sqm scales fairly across job sizes and is what most builders expect. Add complexity multipliers for sticker removal, paint over-spray, silicone trim, or post-tenancy defects.
What insurance do I need?
$20m public liability is the residential-site floor; commercial sites and Tier 1 builders often require $40m+. Personal accident / workers compensation is also non-negotiable if you have crew. Many builders refuse to let you start without a Certificate of Insurance in hand. OneBookPlus stores your COI and lets you forward it in two taps.
Can OneBookPlus generate a handover affidavit?
Yes. The scope-of-work PDF export includes every checklist item with status, your sign-off, the crew member who completed it, and any photos pinned to specific items. Time-stamped, watermarked with your business name and ABN, exportable as a handover affidavit the builder attaches to PCI documentation.
How does the recurring touch-up clean work after handover?
Many builders contract a 90-day post-handover touch-up clean, you go back after the defect period and re-clean. Set this up as a recurring job with a 90-day trigger from the practical-completion date. OneBookPlus auto-creates the job in your pipeline on the due date with the touch-up scope template pre-loaded.
Do I need to track dust / asbestos compliance?
If you're doing pre-demolition or pre-renovation cleans on pre-1990 buildings, asbestos awareness matters, but cleaners aren't typically licensed asbestos removers. Stay in your lane: track which sites are flagged 'pre-1990, asbestos register required' on the job, and refuse to clean any debris of unknown origin. SafeWork AU publishes the awareness training requirements.

How OneBookPlus Works for Construction Cleaners
Most builders-cleaners run the business out of a phone gallery and a messaging thread. The site supervisor texts you a Friday-PCI deadline, you eyeball the floor plan to guess a per-sqm number, your crew ticks a paper job sheet that ends up coffee-stained in the ute, and the before-and-after photos scatter across three phones. Then six weeks after handover the builder claims the ensuite shower was chipped when you left and there is nothing date-stamped to prove the bench was spotless. Worse, the rough-clean labour gets quietly folded into the final-clean quote, so a job you thought made money actually bled it.
OneBookPlus rebuilds the operation around the site and the three clean stages. Apply a PCI-aligned scope template (residential single, townhouse, multi-storey fit-out, retail tenancy, civil shed) and every PCI line item materialises as a checklist the crew lead ticks on-site. The rough clean during fit-out, the final clean before practical completion and the post-defect touch-up are each their own job with their own scope, their own crew loadout and their own invoice line, so the builder gets a clean per-stage quote and you never subsidise the debris-out work. Per-room before-and-after photos pin to the exact checklist item, time-stamped and watermarked with your ABN, and export as a handover affidavit PDF that settles the chipped-shower argument before it starts.
Your Daily Workflow
The day starts on the ‘My Day’ view: which sites are at rough, final or touch-up, which crew is where, and per-house completion percentage as the checklists tick off. Crew leads clock in on-site, work the scope, and snap the photos that matter most for PCI, windows (sticker and paint-flick), kitchens (rangehood, splashback) and bathrooms (silicone set, shower glass). When a supervisor books a late final clean through your branded page, it lands tagged with the site address and stage, ready to slot into tomorrow's crew run. Every completed stage converts to a GST invoice with your ABN, a Pay Now link, and the affidavit attached, and a 90-day touch-up auto-spawns into the pipeline from the practical-completion date.
Expenses & Accounting
Record a builder progress payment against the invoice it settles and the balance owing updates on the job and on aged receivables. Costs go in as you incur them: photograph the Bunnings docket or drop the chemical supplier's PDF bill in and the scan reads supplier, date, GST and total into a drafted expense you check and code to job materials, fuel, insurance or equipment hire. Come BAS time the GST summary is already prepared, GST collected on cleaning stages, GST credits on purchases, net owing, exportable in one click and shareable with your accountant.
